Why Sub40 exists

Subleasing at UT runs on trust you can't check.

A group chat post, a Venmo request, and a stranger's word that the apartment exists. Sub40 is the version where the person on the other end is a verified Longhorn before the conversation starts, and where nobody pays a fee to find a place for the summer.

What we took out

A marketplace is only as honest as its smallest claim.

Plain definitions

Three words worth pinning down.

“Verified,” “free,” and “direct” get used loosely everywhere else. Here is exactly what each one buys you.

Verified means server-checked
Signup is gated on a list of UT email domains, and the gate runs on the server, not in the browser where it could be skipped. An account that is not tied to a UT address does not get created.
Free to look, priced when it works
Listing and messaging stay free. When your place is taken and you mark it leased, Sub40 collects a $250 success fee from the host. That is the pilot price for this semester. Boost is a separate option that buys placement, not a lease. Rent and deposits pass between the two students and never through Sub40. Boost is not open for purchase yet.
Direct means no middleman
You reach the student subletting the place, not an agent working a lead. That happens in the built-in chat.
